Do I need an architect if I want to build a house in South Africa?
A professional that is registered with the South African Council for the Architectural Profession must submit the building plans before extending, renovating or building a home.
Hi, Im a Interior Design & Decorating student from Potch Academy. Im currently busy with a Kitchen Reno Assignment. As lart of my assignment I need to collect quotes from local designers, to know how much would a kitchen installation be and how much would it cost for a consultation and decorating purposes. I have a ground floor stand alone face brick 3 bedroom house that I want to remodel, put additions probably add a new 1st floor where the bedrooms will be located, with a double volume for extra lighting. The style I'm looking for is Modern Estate Architecture. I have a few sample images as motivation and vision. I want to keep the current main bedroom (which will be a guest bedroom) but the 2 other bedrooms can converted to a study and an extended dinning area. The remaining bedrooms can be moved upstairs with the new main en suite bedroom, with balconies, and a pyjama lounge and bathrooms.
We are an insectary based in Tzaneen and are doing a costing on building a new site as we have outgrown our current location. Can you please give me a quotation to draft build plans for a to m² site. This needs to include 18 cold rooms as follows 6 x 35m², 6x 25m² and 6x 20m². Then there are things like 4 or 5 offices, restrooms, reception, boardroom for +/- 10 people, a locker room for staff and a space for them to eat lunch, storerooms x 2 and a control room for things like the Hvac and computer systems. I have a double-story house and I'm planning some renovations. I'd like to extend my kitchen and add a bathroom above it, which will be connected to the adjacent bedroom. I'd also like to convert the upstairs patio into a bedroom. Additionally, I'd like to relocate the stairs to lead down to the garage, which I'll be converting into a cozy wooden seating area. Lastly, I'd like to add a new garage.
To comply with the Architectual Guidelines of the Longlands Estate. I would like to build a house of around to square meters. The stand is flat and square meters in total thus around 14.10 m x 22.20m, south entry, north facing. I would only receive transfer by 2ndQ , thus around June . So to begin with, what is the average R/c charged per sqm for Architectual plans/3D drawings etc ready for Municipal approval?
Simple Nutec house, not more than 32 Sq metre, 1 bedroom with a bathroom and open plan kitchen living room area, built on stilts, to be used as a temporary granny flat. Good day. I require plans for a simple covered pergoda bordered by walls on three sides. As this is on an estate the body corporate are concerned with aesthetics. The surrounding properties are wood finish. I have attached photos of my property featuring an artistic impression of what I hope it would look like from front and top. As I currently live abroad I am travelling to Cape Town on the 4th November for two weeks in the hope of finalising plans to present to the body corporate and get municipal approval before starting construction.
