Good day, I am considering to buy a house. Single level, approx m2. The current roof is very shallow compared to it's neighbours. There is also a mysterious leak that appears only once in a while. The shingles do look a bit worn as well. I was wondering how much it would cost to build a new roof in order to make it steeper with good insulation. Thank

Including 7.5m flashing over timber barge board. 14.5m flashing to brick parapet. 42 sq m rectangular area over double-garage. Single pitch. Including 21.5m flashing to brick parapet including around 3-sides of chimney. Timber structure in excellent condition
