Extending from one garage to two garages.
We recently bought a house in Mowbray and had an architect start to draw up the existing house (the plans we received from council were partly from and shocking) as well as the adjustments/ renovations we want to do to it. Due to unforeseen circumstances our architect is unfortunately unable to finish the project with us. We have already fallen far behind in our time plan and are looking to find a new architect soonest, who can help us check and finish the drawings that have been made so far. Also, we need to (we are not sure) have the plans signed off by a structural engineer as we want to break down some walls, etc. Furthermore, we want to submit this to council as soon as possible and possibly heritage (the house is from ) as we would like to start demolitions and building as soon as possible. To break it down, we would need from you: • a site visit • confirmation of measurements (possibly measuring from scratch, pending examination of current new drawings) • update of current new drawings • update of electrical and lighting plan • confirm finishes schedule • liaise with structural engineer • submit rider plans and new/ updated plans to council (and heritage?) We have the plans as they are available for your perusal and our (ex-)architect is also happy to get them to you in the correct (open) format, so you wouldn’t have to start from scratch. Add laundry room
I recently purchased a new home. There is about 80 m2 of the house I wish to remodel into a flat, for rental purposes. The house is set out in such a way that this area can have its own entrance, and be complete private. This is the idea I do have. The area is a big open area at this stage (imagine a big hall) and it is part of the current house with roof and wiring. Please note I do have a corner home. So there is a lot that we can do, I simply need your expertise in what would be the best possible solution, and stay with in the rules and regulations. Also an update on the building plans would be required in order to add the possible adjustments. I do have the current plans. An onsite visit will be needed to provide ideas and then if all is in order, the new plans need to be drawn. I do require an estimate for the onsite visit and the possible plans.
