I am looking for building plan for my site which is sqm which I am planning to build very soon. I would like to have a double storey house with 4 bedrooms, double garage, kitchen with scullery, dinning, lounge, 2x bathroom, separate toilets, study room. The estimated budget is R1.2m I am looking for these services: a quote for plan to the approval from the municipality.

We have built our own home of about sqm, and lived in the house for several years now. The house has a steel flat roof, and with the kids growing up we are wanting to put a loft room on top of the double garage. The thinking is to convert the flat roof on top of the garage to a pitched roof to make room for the loft.
