Do I need an architect if I want to build a house in South Africa?
A professional that is registered with the South African Council for the Architectural Profession must submit the building plans before extending, renovating or building a home.

double storey house = Sqm on sqm? 3/4bed on First floor with Pijama lounge - 2 ensuit with balcony and three sharing balcony and two bed sharing full bath. Pijama Lounge upstairs. 1 bedroom downstairs, full bath, and ensuit. Braai place Fire place Open plan with patio, kitchen and scullery. Outside gardener's toilet. Visitors toilet/bathroom Helpers room downstairs next to garage. Toilet on ground floor - either in the garage or a bit distant from lounge e.t.c Double garage and carport.
I want to build a main house with 2 cottage houses. the main house ( sqm) should have 3 bedrooms (main bedroom with ensuite) open plan kitchen, dining, TV room lounge and double garage. the cottage houses (at least 70sqm~sqm each) should have two bedrooms (all ensuite) and an open plan kitchen dining lounge and single garage. the entire buildings can be designed in U shape or H shape with the main house in the flanked by the cottage houses. all this on a plot.
We would like to build a two bedroom flat extension onto the main house. The property already has a 2 bedroom flat, so we not allowed to have another dwelling, and therefore the new flat needs to be connected with the house. Attached is more or less what we want. So the flat and the house will be separated with a "stoep" The main house has a pitch roof, so not sure how the flat's roofing will connect to the main house as the flat will go in the opposite direction. Please can you give me a quote to do building plans.
My dads house in Linden we are selling has no plans in existence being years old. The verandas were enclosed, a pool added and we therefore apparently need to provide draw.n plans to buyer as well as getting plans approved at the council. What would this cost and how long until approval usually pls?
We are installing a new kitchen and refurbishing our wooden floors in open flow lounge, dining room, kitchen. Tops are being installed next week Wednesday and wooden floors will be finished then too. This is a big area of about 85sqm, which includes a scullery. The kitchen design and colours are finalised. We need assistance with types of backsplash for kitchen, flooring for small area in scullery and then layout of furniture for lounge and dining areas. We would like to use as much of our current furniture and decor but are happy to upcycle and make some changes. We need help with colours too, and styling. We have no idea what this costs so would like a quote before committing to an appointment. Our budget for this part of the project is R - R

Hi, we want to built 4 rooms but use container or small house structures.Each room must be self serviced.The 5 room is the kitchen and braai area.Our plot in Paradys strand have an angle so it is North facing with South entry.We want the rooms to step down from top to bottom, 2 rooms high, 2 rooms below, but the below rooms flat roof to be the stoep of the 2 top rooms and the fifth room (kitchen) roof to be the stoep of the middle 2 rooms.
My wife and I would like to convert the garage space into a two story 2 bed 2 bath self contained flat. Top floor of the garage is already being used as a 1 bed 1 bath accommodation. Bottom floor is presently operating as a beauty parlour. We have tried to draw “plans” to give an idea of what we would like but need professional advice and professional plans that a builder could use , also to meet local approval etc.
