Do I need an architect if I want to build a house in South Africa?
A professional that is registered with the South African Council for the Architectural Profession must submit the building plans before extending, renovating or building a home.

Hi, I have the approved current plans of my house on PDF. I am wanting to convert the garage into a granny flat. I have drawn the plans on what I want. I took civil /Technical drawing in high-school. So I just need them to be re-drawn to spec. I will submit the plans myself, so I just need them draw by a registered Draughtsman. Garage is currently 33m2 It will be expanded to 49m2 We have an existing carport on plan, that the addition will be built under.
We want to extend the current living room and remove the current walls separating the dining room, stoep and living room to make an open plan space. Due to the extension of the living room, we would require additional or new roof. We want to change the front of the house from current flat roof to a pitch roof with open trusses/rafters and isoboard thin ceiling inside the open plan space. The current plans show the extension to be about 53 square meters for the lounge and 11 square meters of current stoep. The span from left to right is estimated at 12.3 meters. We recently extended the garage space and needed the plans updated. The person already inserted the house extensions, but he assumed a lot of things such as the roof having a ceiling and thus drew 4 x columns inside the open plan space. I would prefer it if we can use trusses that don’t require columns and a low ceiling. I also suspect he used the old plan measurements when he drew the updated plan - so I am not % sure of the measurements indicated on his plan.

I own a property in Goodwood (Townsend area) that has been internally altered into four independent apartments, which are not reflected on the original plans. At the time of purchase, I was advised that internal alterations did not require council approval. I now wish to add additional units. I was informed that this would require rezoning from Residential to Business use before new plans can be submitted. I have already appointed professionals to start the process, but progress has been very slow. I am therefore enquiring about the possibility of obtaining a quotation to assist with the rezoning application and plan submission.
Simple 3 bedroom house, with one bathroom and toilet, where i can extend in the future to add another bathroom and toilet for the master bedroom, with an open space kitchen and living room, where i can have a pantry, also roofing i would prefer IBR. This is a RDP house that's next to a path way and with open area/field at behind and the other side of the house. It's bit isolated. We want to extend it to 3 bedrooms, 2 bathrooms, open living room and kitchen with dining room area and maybe an area for our laundry whether part of the bathroom, separate area or part of the kitchen area. We want 2 entrances, the main that's leads to the living room area and 1 at the kitchen. The open area does not need to too open. There still needs to be kind of designated
hi The last plan was never implemented by the previous owners. We would like to add an ensuite and a walk in closet as they did, but it must be wider. We would like it widen it as far as possible, just keeping an opening of mm between the wall and the vibacrete wall. (for our dogs to pass). The ensuite must run along the second bedroom wall with the opening to the walk in closet being where the cupboard are now in the main bedroom. As we will be taking out the build in cupboards in the main bedroom. The ensuite must go pass the house, where there shower must be situated with the toilet next to it and the basin must then be put next ot the shower on the walkin closets' side. In front of the walk in closet we would like to put up an undercover "afdak", between the main bedrooms' outer wall and the vibacrete walk. The length must be at lease 5-6 meters. Extended wall pass the main bedroom to where the "afdak will go. We also would like to add another "afdak" Between the garage and the vibacrete, The "afdak" should cover the whole area between the length of the garage and the open area up the vibacrete wall. The original garage will also become a bedroom/ study, but without the ensuite and the window at the carport side must be replaced by a sliding door, with 2 narrow windows a both sides situated in the middle of the outside wall. I am attaching all the original plan and a plan where I tried to draw the change we like to make. I am looking at building a Nu-tec house. m² 2 bedrooms. main ensuit with walk in closet. open plan lounge kitchen, possibly with a scullery area there is 20m² patio in front of the house. i would like to add 1 berdoom 1 bathroom open plan lounge and kitchen cotaage at a later stage. please also allow for a splash pool to be added later on.
