I would like to create a well designed granny flat with the following features. A sliding door entrance for easy access and a modern look. I’d like a bathroom with a shower, toilet, and basin compact but comfortable. Built in storage or cupboards would be great for keeping things tidy. I’d love plenty of natural light, perhaps with a large window or even a small skylight. If possible, I’d like a small outdoor area or patio. This is for a renovation & will make a 5 bed, 3 bath house into 4 en-suites plus a guest loo. All walls to be moved are internal, Windows & doors will need repositioning. I would like to move the driveway & reposition the street entrance. I have very old existing plans & a proposed new layout so it is to measure up, draw plans & submit and get plans approved. I think a draughtsperson will be able to do the work. It is a resale project so both the budget & the timeline are extremely tight. Again, an architect maybe too expensive & a draughtsperson m ore appropriate.

I'm looking to build a double-storey house in 3 phases to match a budget. Approximate size is 10mx12m, with an extra 10mx3m for the deck later on for Phase 3 (discussed below). Phase 1: 2 bedroom, 1 bathroom, kitchen as open plan with room for an island later on, then merging into the lounge. Phase 2: 3 bedroom, 2 bathroom with the one bathroom have an en-suite in the master bedroom. Phase 3: Second-storey which will essentially hold a small bathroom with toilet and sink, an entertainment room, and a study. Second-storey can be approximately 50-70% of the size of the first-storey. Roof requires harvey tiling or chromadek.
