When do I need a building permit in South Africa?
In South Africa, building applications for the construction of property and land use are highly regulated.
We are hoping you can guide us with an estimate for what we'd like to build on Glen Forest(28 acres), all in all 27 rooms, we want it palatial and spread out, each room as reasonably spacious as possible, we are all about space. Triple storey, top floor as a master bedroom, a total of 10 bedrooms(ensuites). Kitchen, Cinema, Library(2 storey paneled library), dining room, Laundry room, bowling and gaming room, Sunken lounge, 3 lounges, transformable entertainment room, Family prayer room, 2 offices, gym, dojo, private home clinic, spa/salon room. Pool house(3 bedrooms, kitchen, lounge, 3 bathroom). Outdoor kitchen. Main pool. Tennis court/basketball court. Flower garden with fish pond and picnic spot. 10 car garage with mechanic station. Go kart field and paint balling field. Underground weapon and shooting range. Glass house(Hobbies). Sunroom. Fish pond. Safe house( 2bedrooms,bathroom, food pantry and fridge, kitchen, lounge, first aid station). Guard house. Caretakers house. Smart house tech with fire suppression system. It has a small dam which we would also like to extend. The landscaping will be a lot of work but l'm sure we can make it happen.
I have a small kitchen with a single wall that needs to be knocked out between it and the living room, a full kitchen remodel with new cupboards, a kitchen island and gas stove. (Convert to open plan kitchen) Re-tiling about 52sqm including kitchen, living area, dining area and bathroom. Tile removal in bathroom, new bath and toilet units, walk in shower and moving vanity. Potentially remove existing bedroom cupboards and install new ones.

3 bed,2 bath, 2 garage house 2 story family home. 1st floor open floor plan kitchen small dinning area an moderate living room( has to be one large continuing space. A small laundry and single toilet combo room.2 car garage. Small undercover braai dining space off either the kitchen or living room. Medium size pool. 2nd floor 2 moderate kids room with the full bathroom the the middle. Main bedroom with ensuite ( shower toilet and bassin). Has to have the Paarl Vally town house feel ( white pain outside with medium size windows.
Additional flat above double garage. Double garage already closed of and made into rooms. Will also need plans on new garage where car port is standing. Building is for my parents in law retirement. I need someone to come and do a site visit on 17 June anytime after 1pm. My parents in law are here and would like to be part of the discussions.

Good day, I’m looking for a quote to remodel two bathrooms, where I want to install a new bathtub, double vanity and toilet and other accessories. In the main bathroom, I would like to extend the bathroom by demolishing the staff quarter in the back about 3 x 2 m. I don’t have the building plans as yet.
I want to extend the current house structure into a 3 bed, 2 bath + carpor/garage, the current structure will have to be converted into an open Lounge/Dining/Kitchen & Bathroom. The current main bedroom & bathroom will have to be broken down to make space for the open plan Lounge/Dining/Kitchen & The current guest bedroom be converted into a bathroom. The new 3 bedrooms & bathroom will use the open space at the back. I am open to layout changes/suggestions. There's no front boundary wall, this would have to included. I have just moved into a beautiful 4 bedroom house in Fourways. I had a lady come in to do the vastu on my place. She has given me a list of what I need to do to create good energy in the home ie where things need to be placed etc.i would ideally like assistance with my living room, dinning room, kitchen, entrance hall and main bedroom. I need help with the correct furniture to buy, placement of furniture colors etc.

Have a master suit with with ensuit bathroom and dress area , add a guest toilet and an outside toilet, add two bedrooms , a pantry, or spacious pantry cupboard make a space for a laundry room and add a dining room with patio and garage
