Kitchen & lounge will be open plan (glass only). Need a plan to be approved & submitted to receive housing finance

Need plans for existing offices and fixtures to be submitted to the municipality.
This is for a draft man, but not registered to submit at council. I have done a design of flats that i want to build on a existing erf with a existing building (so basically a garden cottage). I need the drawings to be checked and changed according to standards and to submit the plans for approval at the local authorities and possibly apply of building line relaxation.
Need advice, unsure whether to extend the current house or built new construction on a new property.
