When do I need a building permit in South Africa?
In South Africa, building applications for the construction of property and land use are highly regulated.
I would love an eco friendly house made of steel and solar glass with primarily wood floors and nutec ceilings...raised if possible with only a master suite on top oor with wic and full bath along with a small fireplace and a huge patio all round. This would ensure mountain and sea views all round. 2 bedrooms below, 1 shared bathroom...the rest open plan. Lounge brick built fireplace. Solar panels for off the grid living. Gas geyser and oven, led lights. French doors opening to patio with brick built braai under cover. It also has a panhandle of approximately 45x3M long so I need a swing gate (remote) at entrance. And auto garage opening with direct access to the house. The ground is reasonable flat. The roof should be as flat as possible but designed to collect as much rainwater as possible. Also planning a grey water system. Oh apparently I need to have a sewage pit? Phew that's a lot, let me know of you need any further details.
I am looking at building a double storey house with 4 bedrooms upstairs, two of the bedrooms should have an en suite. I would like another room downstairs for visitors, and a bathroom. I would like an open plan kitchen and lounge. I would also like a double garage. The size of the entire yard is sqm but professional can advise if we can add on to the sqm I have suggested

I need a house for rural area in Moruleng near Sun City in Rustenburg. There are no municipal approvals. The house required is a double story . Ground floor should have 4 garages, open on both sides with double doors. Then inside there will be a bed room and the remaining would be an open plan with a kitchen, stairs, and guest toilet. The 1st floor will be 5 bedrooms and 3 bathrooms. 1 of the bedrooms will be the master bedroom with en-suite bath room. We want to start building as soon as Lock down is over.
Would love to be advices, how how the drawings can look like - 2 beds all ensuite, 1bed insuite downstairs, - burcheler cortages -Some block to be rented for to tenants -Some block to operate for self catering facility. - Some block facility of sonar room, steam room, massage therapy shop, or beauty spar facility. Hi, we are looking at doing renovations in our new home and need an estimate of what it would cost to interior sign and remol a few things We have a 4 bedroom, 2 bathroom, living and dining room. Double garage. There will have to be put in a bath for our future baby in the second bathroom, and main bathroom to be updated. I'm looking to replace carpets with tiles and update kitchen cabinets and counter tops to granite or quartz. Would like for it to have a morn farm style feel to it. I have no eye for this, re my request for assistance.

I have not acquired a structural engineer at this time. I will attend to the appointment of an NHBRC accredited construction company and will attend to plan submissions. It's a pen handle site.My ideal I need to build a house with granny' s flat and need 3 bedrooms, study room , sewing room, scullery including laundry room, kitchen, with island for stove ,working surface . Open plan for kitchen.,lounge, sitting room and diningroom. 4x garages with storeroom toilet and shower.. My bedroom should have walk in closet, en suite bathroom and walking shower with stool in the shower as I have spine disease and need my bedroom to have enough space. 2x Bathrooms and separate shower balcony for bedroom and open plan. My mind is first double storey as it's a Pen handle house site We need to be cost effective as we can when building.Discussing with the architect and his /her advise will assist.
I wish this project since is a start of Manucaturing company can have enough space for board room and Telephonic board room space for meetings. Ditigaly and through formal physical meeting. Also outside space where all the machinery for manufaturing process will take place. Including nice cosy environment for workers visitor, tea break and Lunch space.
We are finalizing a purchase of a 3 bed plus extra room that can be used as a guest bedroom. Currently there are 2 bathrooms and an external toilet. We would like open up the sitting area to connect with an open space which we would like to convert it to our new dinning. Then convert the current dinning to our kitchen and the current kitchen to an extra bedroom, extra bath and also make space to increase size of the current bathrooms. Remodelling our current study (which is attached to our bedroom) to a decent size walk-in closset with a study section. The other extra room part of it will make space for a laundry room add the rest will be used as entertainment/playroom and/study room. We would also like to add a one room domestic (stand alone)with a shower and a toilet.
