When do I need a building permit in South Africa?
In South Africa, building applications for the construction of property and land use are highly regulated.
This job comprises creating architect plans and the gaining of planning permission for the two alterations showing in the attachments. The first comprises the construction of two additional en suite bedrooms over a garage. The latter comprises the construction of a basement done underneath the existing patio with an office space underneath the current dwelling.
I have rough drawings of what I want to achieve. I also have contractors ready to do the work. I would like to determine if the changes are possible in terms of removing walls and creating on open plan living space. I would also like assistance with getting the building plans approved so construction can commence.

4 bedrooms, 1 ensuite bathroom with bath and shower, 2 seperate bathrooms, 1 bathroom to have bath, shower, toilet and basin , the other one to have shower, basin and toilet. We want to install CCTV cameras inside our lift. The tenants vandalise the lift and we don't know who does it when and can't hold anyone accountable. This become added unnecessary expense for us, since the lift must be repaired sometime. It must be concealed well so they won't vandalise it too. Everyone will be informed of the existence of a camera inside the lift.

I am looking at costing for additions/alterations to my existing house. The additions should be approximately 70sqm. I need a 4th bedroom added and my main bedroom extended. This is an Old Town House. I need to add more cupboards and in order to do so need the bedroom extended by 0.5 meters extended for the addition of cupboards. My idea is that the current kitchen be turned into a bedroom and add in another kitchen. Want to convert 1 storey house to double story. It's a thatched roof but wants to change it to other roofing types with an additional storey.
