I have a prefab house with all architectural plans - I was going to live in KZN - and I have bought an erf in Flamingo Park, which is roughly sqm. In KZN, I had to have an architect place the house on the land - for orientation and stuff I think - before I could submit the docs to the municipality for building permission. Is that necessary here in Welkom, and if it is, is this a service you provide?

I would like to modernize and furnish a 2-bedroom/2-bathroom apartment in Sea Point for personal use and potential short-term rental when I am not in Cape Town.
