When do I need a building permit in South Africa?
In South Africa, building applications for the construction of property and land use are highly regulated.
Single story about m2 with 4rooms and 4 en-suites. Main roof has a bath and shower.double garage included in M2 with Braai room on top of garage with balcony. Open plan kitchen , lounge and dining.with front stoep around 2mx2m. Guest toilet in open plan lounge. Pantry/ scullery in kitchen. House is a basic holiday house with no basics inside . Nothing fancy . Only front of house to look catchy.
We bought a house where the main bedroom and ensuite bathroom as well as a second bathroom burned down. We are struggling to come up with a better layout for the bedroom and two bathrooms, hoping to bring in a walk in closet. We already broke down the walls, it's more or less 4.5 meters wide and 10m long in total.

The outside has to be according the Khamabga Bay guidelines. Inside open spaces, minimalist, nothing extravagant but a homely house. 2-3 bedrooms, upstairs a main bedroom on suite. Must be very big with walk-in closet not cuboards. Downstairs two small bedrooms. Joint rooms with bathroom in middle that has a door at both entrances to bathroom.
4 bedrooms with BIC's, 2 bedrooms with en-suit. Main bedroom to have a shower, bath, double basin and toilet, other ensuit to have a shower and toilet and basin. 3rd bathroom by the rooms with a shower toilet and basin. Open plan kitchen, living room and lounge with a patio and sliding doors opening up to the patio. Entrance porch, double garage and scullery with a small laundry room outside near the garage. Preferably a house just under m²

I would like to extend the existing 3 floor house on all levels to a create a modern house. Ideally I would like to use steel frame and glass to take advantage of the views. Currently, the ground floor has an open plan kitchen and lounge, the middle floor has 4 bedrooms and the top floor has a family room and garages. I would like to incorporate two guest flatlets as part of the extension.
We are looking to build a 3 bedroom house in Vermont (Hermanus). We have already drawn up the floorplan and elevations (as we know exactly what we want) and looking for a quote to have the plans professionally done and submitted. We can also do with some advice on the roof structure/s and any other suggestions that might benefit us. The plot is level and the main part of the house is on ground level, with double volume, cutting into the slab over the garage.
I'm looking to build a lodge and I'm permitted to build a units. I'm not yet sure of my budget (which I'm trying to create now). I have 10 hectare of land and I want the lodge to be something of 5 star and also want a work section friendly to support business and work people who need accommodation and conferences.
Hi, I was advised by the council to contact a architect regarding internal alterations in my apartment. I have added a entryway (load bearing wall) to a room which I would like to convert to a lounge, close off my passage way and add a shower, basin and toilet to my lounge area. I need assistance in submitting these plans. Please advise cost etc.
