We would like to extend an exterior wall (our living room) out by one meter into our yard as it is difficult to arrnage furniture in the small space. The wall is 4meters in length. I would like to modernize this house on a very tight budget with the intention of renting it out as a short term holiday destination. I believe the existing doors and windows should all be replaced and the wooden second level floor should be replaced by a concrete slab. The upstairs rooms should open onto a balcony (Approx 3m wide) on the backside of the house overlooking the pool and sea in the distance. The area under the balcony can be partially enclosed using bi-folding or stacking doors and the rest can be incorporated into the ground floor open plan entertainment area. The front perimeter should have a double garage façade and steel palisade fence to secure the premises. A swimming pool and braai pit area should be located along the North-eastern boundary line. And a granny flat along the back of the premises. I think there is sufficient space to fit 4 bedrooms with ensuites, a room for my 7ft pool table, lounge area, kitchen, guest bathroom in close proximity to the swimming pool.

All walls in the house need to be painted. There are old water damage marks at the bottom of 2 of the walls. It needs to be sanded down before repainting. The walls are not "wet" anymore, so the leak or source of water was repaired previously. All nails also need to be taken out and holes filled before repainting.

We are buying a sq meter house, it consists of a double garage and house, we want to add on a front section to the house that ties in with the garage on one side and the existing house on the other, so adding two walls will add a new room. Additional we want to add one more garage on the side of the existing double garage, so 3 walls there to complete that garage.
