The quality of your outcome will only be as good as the contractor you enlist for the project
Good evening Sir/Madam, I bought this 2ha plot in Walkerville and want to demolish the existing house and build a new home. Double storey house with 5 bedrooms, 5 bathrooms and Master suite with a jacuzzi bath, shower and walk in dressing room on the top floor plus a pejama lounge with a gym room, 4 garages, study, reception room, TV room, pantry, walk in freezer plus plus.
The plan i have is to build bottling plant for spring water. The bottling plant must have SPRING WATER BOX, toilets for ladies and gentlemen, bathrooms, laundry room. The warehouse to store bottled water, the warehouse must have builtin air conditioning for cooling the whole storage, the warehouse must have workshop, laboratory included for water quality testing, offices space and kitchen. Covered Packing for about 3 big 10tons trucks and vehicles. The building must have electric fenced. The Bottling plant must be off the grid. PVC Solar panels will be installed to supply 3 phase voltage to power the whole plant.
Modern farmhouse - 2 bedrooms sharing a bathroom, 1 bedroom ensuite dining room and patio are same “room” but can be part of the house or open up Narrow house so natural light from both sides - lounge and kitchen open plan with the kitchen having a breakfast bar that has a sliding window that opens up onto the “patio” 1 garage and 1 car port
4 bedroom modern design house with all beds en-suite. Upstairs - pyjama lounge, 3 beds with a walk-in closet in the main bed. Downstairs - guest bed, study, big kitchen (with island, scullery and preferably a small walk-in pantry), lounge and dining room on open plan extending to the garden and pool for indoor-outdoor living. Domestic quarters and 4 garages (one of the garage/s may be drive through). Modern finishes throughout. There's sqm for the building on an sqm stand.
I would like to undertake the following: 1. Lounge - Add a verandah and sliding door, 2. Dining - extend and add folding sliding door, 3. Convert garage into living room by replacing wall facing pool with full sliding door and open plan to outside bed. 4. Add patio covering kitchen dining room and new living area.
Am wanting to have a u-shape open plan double storey with a separate 2 bedroom flatlet. Open plan Lounge dining and guest loo plus master enquire bedroom downstairs Upstairs open plan pajama lounge and 3 bedrooms upstairs one bedroom ensuite and a shared bathroom for the other 2 rooms. Large wrap around patio on ground floor and upstairs balcony
I need drawings for a balcony and municipal approval for the project as requested by the body corporate. The balcony structure is already there. The project essentially entails converting a window into a door and installing sliding doors and balustrades. I’ve attached pictures of the balcony, the window and building plans for the block of flats. The unit is on the first floor.

I am doing internal renovations and 1 of the changes need council approval as per body corporate. Already started with the project. I initially assume we only need an engineer report to approve the relocation of the bathroom door which have. Body corporate still insist on council approval. Will attach a drawing that’s explains everything.
It is an apartment block. The block consists of ten apartments. 5 one bed and 5 bachelor. I need the whole block painted in plascon micatex including trim. Please give me an idea of costs per Sqm (if that’s how you calculate it). This would be for a proper Pre,p, fill, and paint of all exterior surfaces and trim (wi Dow’s, eaves, gutters). There are two flats on ground, four on. Idle level and four at the next level. Please give me a vague idea of price on this info. If you would like more info please email me rather than call.
